Fines and Charges

*Annual Maintenance Dues Deed Restriction 19.1 – 2022: $225.00 per year.

*Resale Certificate Deed Restriction 24.1 – 2022, Board Minutes April 2023: $250.00.

*Firework Policy June 2014: $500.00 each incident.

*Disabled Vehicles Deed Restriction 23.1- 2022: $100 per month plus all expenses and interest.

*Structrual Maintenance Deed Restriction 22.1- 2022 $100 per month plus expenses and interest.

*Delinquet Account Policy June 2014: 18% interest, legal fees, administration fees of $200 per year, lein filing $135 each.

*Records Production Policy October 2011: all expenses including copies, labor, overhead and materials.

*RV Deed Restriction 9.0 – 2022: no RV, house trailer, or motor home may be placed or situated on any lot for more than 3 consecutive days within any 30-day period. A fine of $100 per month plus interest for not complying (Board Minutes September 2023).

*Lot Maintenance Deed Restriction 21.0-2022: Fee determined by costs plus $50 administrative fee plus interest (Board Minutes September 2023).

*Parking on Grass Deed Restriction 23.4: $100 per month per item fine plus interest for non-compliance (Board Minutes September 2023). 

* STR Registration Form – A fine of $150 per year for not turning in the registration form plus interest. The 2024 form will be a one time submittal. Board Minutes June 2023.

Non-functioning Lamp Posts – Deed Restriction 18 requires each property owner to maintain a light post. (Deed Restriction 2022). The option will be given to the owners with non-functioning lamp posts to put in a light yourself or pay the board $350 per lot to install a lamp (board discretion) with a waiver for the board to install the lamp on your property.  If lamp posts are not repaired by January 1, 2024, a fine of $100 per month per lot plus interest until the lamp is repaired. (Board Minutes September 2023 & October 2023.)
